A private credit fund focused on short-term, first-lien loans secured by real estate. First-lien collateral, not equity risk on someone's business plan — a customizable fund where you can read the exact lending standards before you subscribe.
Infinity Core's strategy is a diversified pool of short-duration, first-lien loans secured by real estate. Working loans against real collateral — secured lending, not equity exposure.
Each loan is sized to what the property supports, not to what a borrower hopes it's worth. The lending standards are conservative and collateral-first — you can read the whole credit box on the Loan Programs page, the same page borrowers read before they apply.
Loans are short-term, which keeps duration short and the portfolio turning. The fund lends in a senior position — first in line for repayment, ahead of everyone else in the capital stack.
Protection is the first design decision, not a footnote. Each layer below is structural — written into how the loan and the fund are documented, not into how we describe ourselves.
Every position is secured by real property in a first-lien, senior position, with title insurance and JFL named as loss payee on required coverage.
Lending parameters are set in advance, documented, and published openly. Exceptions aren't informal — they require committee approval and are tracked against a portfolio cap.
Credit approval, capital allocation, and funding are separate decisions made by separate steps. No wire is released until closing conditions are satisfied and documented.
The fund is structured to hold a dedicated liquidity allocation in short-duration instruments — for distributions and timing, never deployed to chase yield.
Every investor is independently verified as accredited through a third-party service before capital is accepted. Self-certification is never permitted — that's what 506(c) requires.
Infinity Core is an evergreen allocation within JFL Infinity Fund I, focused on a diversified pool of short-duration, first-lien real estate loans. The minimum to invest in the fund is $50,000; your annual return is set by the size of your Core allocation, and distributions are paid quarterly.
The minimum to invest in the fund is $50,000; the $25,000 class reflects a partial Core allocation once you're invested. Annual returns shown are targeted preferred returns by class and are not guaranteed. They are not a projection of fund performance, and no representation of past performance is made.

On Infinity Core the manager charges no management fee and no carried interest. We aren't compensated simply for holding your capital, and our income doesn't grow just because the fund does.
What we earn instead is the spread above the preferred return paid to you, plus origination and servicing income paid by borrowers. You get paid your preferred return first. That sequence is contractual, not discretionary — so the incentive is to underwrite well, not to raise more.
This fee structure applies to Infinity Core specifically. JFL's structured and opportunistic strategies are priced differently, including a service fee on distributed profits.
You look at the strategy, duration, and risk profile and decide whether they fit your objectives. We confirm your accredited status can be verified.
You get the full package — Private Placement Memorandum, Operating Agreement, Subscription Agreement — to review on your own timeline and with your own advisors.
Strategy, current pipeline, governance, and whatever you want to press on. We'd rather answer the hard questions before you subscribe than after.
Documents are executed and your accreditation is independently verified by a third-party service before any capital is accepted. Subscriptions are accepted at the manager's discretion.
A private placement is not a liquid investment. These are real constraints, and you should weigh them before you weigh the return.
Interests are illiquid and may need to be held indefinitely. A 12-month minimum holding period applies before withdrawal, and transfers require the manager's prior written consent.
Preferred returns are targeted, not promised. Real estate lending carries credit, collateral, valuation, and timing risk. Full risk factors are set out in the PPM, which controls.
Members have no vote on appointing or removing the manager. Governance rights are defined by the Operating Agreement, and you should read it before subscribing.
The manager may decline any subscription without explanation, and accreditation must be independently verified before capital is accepted.
Accredited investor status, independently verified — Rule 506(c) requires actual verification through a third party rather than a checkbox you tick yourself. The minimum to invest in the fund is $50,000. Infinity Core is an allocation within the fund — Core allocations start at $25,000, with $1,000 minimums for anything you add later.
Quarterly. Distributions land in your Cash Balance Account rather than being automatically reinvested, so you decide what happens to the money each time.
After a 12-month minimum holding period, through the withdrawal process in the Operating Agreement. Be clear-eyed about this one: there's no public market for these interests, transfers need the manager's written consent, and you should be prepared to hold longer than the minimum.
We're in first position on real property with title insurance, which is the point of lending this way — recovery comes from the collateral rather than from the borrower's willingness to pay. That's a protection, not a guarantee: workouts take time, and recovery can fall short of principal. The PPM sets out the risk factors in full and controls over anything on this page.
No. The manager's position is passive, and the fund does not fund the manager's own deals. That's a structural line, not a preference.
Reporting and capital tracking are handled independently of the manager, through a dedicated investor portal. Current pipeline and portfolio detail are covered in the management conversation before you subscribe — bring specific questions.
As a customizable fund — you choose which investment within it your capital goes into, and in what size, rather than handing a lump sum to a manager to deploy wherever they choose. The strategy is first-lien loans against real property, underwritten to a published credit box you can read on the Loan Programs page — the same one the borrowers read.
