Indicative only. A sized deal is not a quote, a term sheet, or a commitment to lend. Final terms follow underwriting, third-party valuation, and title.
Term sheet typically within a business day. Close often inside a few weeks.
Address, purchase price, renovation budget, after-repair value or rent roll, and your track record. No credit pull to get a read, and no obligation.
On a complete submission, we put the terms in writing, typically within a business day — amount, rate, points, term, and draw schedule. If the deal doesn't fit, we tell you what would have to change.
Third-party valuation, title, and closing — typically inside a few weeks. Renovation funds then release on controlled draws as work is completed and verified, so you're never carrying the whole budget yourself.

The minimum to invest in the fund is $50,000; the $25,000 class reflects a partial Core allocation once you're invested. Returns are targets, not guarantees, and are not insured. Infinity Core carries no management fee and no carried interest; the Manager retains the spread above your preferred return. Other JFL strategies are priced differently. A 12-month minimum holding period applies before withdrawal.
JFL Infinity Fund I is offered under Rule 506(c) of Regulation D, exclusively to verified accredited investors. Accreditation is verified, not self-certified.

Often, yes. Newer operators are financed on a controlled path: a stronger credit profile, personal guarantees, a funded interest reserve, and tighter draw controls, usually starting with a lighter first project. The deal still has to stand on the collateral.
None. If you sell or refinance in month four on a twelve-month loan, you pay interest for the time you used the money and nothing more.
Yes. They're separate relationships with separate paperwork — you can be a borrower on one side and an investor on the other. Tell us which side you're coming from, or both, and we'll route you correctly.
Accredited investor status, verified — Rule 506(c) requires actual verification rather than a checkbox. The minimum to invest in the fund is $50,000; Infinity Core is an allocation within it, starting at $25,000. Distributions are quarterly, with a 12-month minimum holding period before withdrawal.
Send us the deal, or book twenty minutes. Either way you'll get a straight answer on whether we're the right capital for it.
